TPO Roofing

Energy-Smart Commercial Roofs.

TPO (thermoplastic polyolefin) combines reflective white membranes with hot-air welded seams for an energy-efficient, watertight commercial roof system that pays for itself.

The fastest-growing commercial roofing membrane in North America.

Highly Reflective Surface

White TPO reflects 70-80% of solar radiation. Real cooling cost reductions of 20-30% in summer. Energy Star and LEED qualifying.

Heat-Welded Seams

Robotic hot-air welders fuse seams into a single monolithic membrane — stronger than the membrane itself. No tape, no glue.

Puncture Resistant

Polyester-reinforced membrane resists foot traffic, hail, and equipment drops. 60-mil and 80-mil thicknesses available for high-traffic roofs.

Chemical Resistant

Resistant to most industrial chemicals, animal fats, and oils — important for restaurant exhaust areas and food processing facilities.

Fast Installation

Lightweight membrane and automated welding speeds installation 20-30% faster than EPDM, reducing labor costs and business disruption.

Cold-Weather Capable

Modern TPO formulations remain flexible to -40°F. Suitable for full Northern Michigan climate range.

From Quote to Completion

01

Energy Code Compliance

Insulation R-values calculated to meet current Michigan energy code (R-30+ on most commercial roofs). Tapered design ensures proper drainage to drains.

02

Substrate Preparation

Existing roof torn off or prepared for re-cover. Cover board installed to provide solid substrate for membrane attachment and improve hail performance.

03

Membrane Installation

60-mil or 80-mil TPO membrane mechanically attached or fully adhered. Color choice (white, gray, tan) selected for energy goals and aesthetics.

04

Hot-Air Welded Seams

All seams welded with computer-controlled robotic welder for consistent 1.5+ inch weld width. Probe-tested for integrity at 100% of seams.

05

Flashings & Penetrations

Custom-cut TPO flashings around every penetration. Pre-fab pipe boots and corner pieces for fast, reliable detailing. Final probe test.

Questions, Answered

TPO's three big advantages: (1) heat-welded seams are stronger than EPDM tape seams, (2) reflective white surface saves significant energy in summer, (3) better resistance to oils and chemicals. EPDM has a longer real-world track record (60+ years vs. ~25 for TPO), so it's still preferred for some long-term applications.
Top-tier 60-80 mil TPO from premium manufacturers (Carlisle, GAF, Firestone) routinely lasts 25-30+ years. Cheaper or thinner TPO products have shorter service lives — we only install premium-grade.
Older TPO formulations had UV stability issues. Modern TPO from major manufacturers includes advanced UV stabilizers — 20+ year tested. We install only premium-formulated TPO with strong third-party UV testing.
Buildings switching from black asphalt or dark EPDM to white TPO typically see 20-30% summer cooling cost reduction. Real numbers depend on building insulation, HVAC system, and climate zone.
Often yes. TPO can be installed over existing single-ply or built-up roofing if the substrate is in good condition. Saves disposal costs and shortens project time. We evaluate every situation honestly — sometimes tear-off is the better long-term value.
